The problem

Applying for a business loan shouldn’t feel like a second job.

Most owners don’t get stuck on the business. They get stuck on the paperwork: long, shifting document lists, numbers that don’t quite match from one form to the next, and email threads with lenders that never seem to end.

In the Federal Reserve Banks’ 2025 Small Business Credit Survey, 42% of employer-firm applicants received all the financing they sought.

1

“Which documents do I actually need?”

Every lender has its own list, and it changes with loan size and type. It’s hard to know where to start.

2

Small mismatches cause big delays

A legal name that differs across forms, a missing month of statements, a P&L that doesn’t tie to the tax return: each one means another round-trip.

3

Files scattered everywhere

Email attachments, phone photos, a shared drive, a shoebox. Pulling it together takes hours you don’t have.

4

The back-and-forth never ends

Follow-up questions arrive one at a time, often while you’re trying to run your business.

How it works

From scattered files to a lender-ready dossier

A clear path, one step at a time. You stay in control the whole way.

1

Get your roadmap

Tell us about your business and the loan you want. We give you an ordered checklist of the essential documents to gather first, and what comes next.

2

Upload & organize

Add documents as you find them. Everything is sorted by stage and type, with reminders for what’s still missing.

3

AI review + human double-check

We flag missing pages, outdated items, and numbers that don’t match, with a plain-English note on how to fix each one. You fix the source documents; we never change your figures.

4

Share when you’re ready

Get a clean, indexed package with a one-page summary. Want help finding lenders or handling their questions? That’s what the add-ons are for.

Add-ons optional

Nothing goes to any lender without your separate approval.

What’s in your dossier

A staged paperwork roadmap, built from what lenders commonly ask for

We start with the essentials and build up. Your roadmap adjusts to your loan type, industry, and time in business.

Stage 1 · Week 1

Essentials

Who you are and that your business is in good standing.

  • Photo ID for each owner
  • IRS EIN confirmation letter
  • Formation documents & ownership breakdown
  • Business licenses, permits, and DBA
  • Recent business bank statements
  • Lease or deed for your location
Stage 2 · Weeks 2–3

Financials

How the business performs, with numbers that tie together.

  • Business tax returns (typically 3 years)
  • Personal tax returns for major owners
  • Year-to-date profit & loss statement
  • Balance sheet (same date as the P&L)
  • A/R and A/P aging reports
  • Business debt schedule
  • Review your own credit report first
Stage 3 · Weeks 3–5

Loan-specific

What this particular loan needs, depending on type.

  • Loan request summary & use of funds
  • Business plan (lender format)
  • Financial projections
  • Collateral list and documents
  • SBA forms, if applying for an SBA-backed loan
  • Owner résumés, purchase or franchise agreements

Then, your next stepsThe roadmap keeps going after the documents.

  1. Readiness review with a plain-English issue list
  2. Pick the loan type that fits your business
  3. Assemble your indexed package and sign off on it
  4. Find lenders, including free options like SBA Lender Match
  5. Introduce to lenders you approve, one at a time
  6. Answer lender requests, compare offers, and keep your file current

Every lender sets its own requirements and may ask for more. Your roadmap is a starting point, not a promise of what any lender will accept.

FAQ

Straight answers

Don’t see your question? Ask it in the form below and we’ll get back to you.

Are you a lender?

No. LoanDossier does not lend money, make credit decisions, or set loan terms. We help you prepare and organize your paperwork. Lenders make their own decisions.

Do you guarantee my loan will be approved?

No. No one can honestly promise that. A complete, consistent file helps you avoid preventable delays, but approval and terms are always up to the lender.

Who sees my documents?

You and the LoanDossier team members working on your file. A lender sees your package only after you approve that specific lender, and you can revoke access.

Do lenders pay you?

No. You pay a subscription; lenders don’t pay us and we don’t take referral fees. That keeps us working for you.

Is this an SBA program?

No. We’re an independent company and not affiliated with the U.S. Small Business Administration. The SBA offers a free tool called Lender Match, and we encourage you to use it alongside us.

How much does it cost?

We’re setting prices together with our first pilot businesses. Join the pilot and you’ll hear about pricing before anyone else, with no obligation to sign up.

What happens if I cancel?

Plans are month-to-month. If you cancel, you can download your organized files, and you can ask us to delete your data.

Who is LoanDossier for?
